I know what you’re thinking “What! sell my house during the holidays….You’ve got to be kidding me! With all the shopping, baking, tree decorating, parties, and on and on why in the world would I want to put any more STRESS into my holiday season!”

It’s fairly common for most sellers to have this mindset, that “Winter” months equals a NO SALE season. Allow me to debunk this common myth. While showings can be stressful during a time when there is family over or on a Sunday while you’re putting up a tree, there are substantial reasons why the end of the year is one of the BEST times for sellers to sell their Atlanta home.


  • · LESS EQUALS MORE- During the holidays, many sellers take their homes off the market, which means there are LESS homes available to prospective buyers. Low inventory increases the chance a seller can sell quickly and for more money.


  • · SERIOUS BUYER POOL -If you are having showings on Christmas Day (perish the thought!), or any of the weeks leading up to it, you can rest assured that these are not the “looky lous”. These are serious buyers who NEED to buy, so having your home on the market during this time means we are dealing with a SERIOUS buyer pool.


  • · RELOCATION, RELOCATION, RELOCATION– Did you know Atlanta is home to the TOP 50 Global Corporations like Coca-Cola Company, NCR,Delta, Equifax, UPS and more?? Keeping your home on the market during this time means that you have a better chance of snagging up a high-powered executive.

When the market picks back up in the Spring, sellers will be “competing” with each other to get their sold quicker. While we don’t have a crystal ball, we do know what we are working with RIGHT NOW!

What’s the Deal with Dunwoody, GA???

For those that live in Dunwoody, we just KNOW. For those that don’t live in Dunwoody, they want to know HOW they can live in Dunwoody!

Dunwoody, Georgia is perfectly situated just outside the perimeter. Bottom line: LOCATION, LOCATION, LOCATION. And, Dunwoody definitely has location, in addition to that comfortable, suburban feeling surrounding by plush, green and gorgeous scenery.

Although I work all over the Atlanta area, I specialize in selling and buying Dunwoody real estate, Sandy Springs real estate, Roswell real estate, Alpharetta real estate and East Cobb real estate. And, about 80% of my buyers want to live in……you guessed it….Dunwoody.

So, What’s the Deal with Dunwoody Anyways??

I prefer to keep my blogs short and sweet, but there are so many wonderful things to say about Dunwoody…..

Dunwoody is a census-designated place that will become an incorporated city in December 2008 and was named for Major Charles Dunwoody.

In addition to its location, Dunwoody is known for its:

  • ShoppingPerimeter Mall and all the other gazillion strip malls that surround it!
  • Dinning—Season’s 52, Goldfish, Eclipse de Luna…..and on and on and on.
  • Festivals—Its not uncommon to see neighborhood events and annual festivals
  • Scenery—Those who live here know the scenery is just FABULOUS!
  • Established and Safe Community—Although no where is completely void of crime, Dunwoody is generally a safe area filled with upcoming professionals and established families.
  • The Dunwoody, GA Schools—Dunwoody has some of the most TOP RATED schools in Atlanta (see below for details).
  • The Parks—Dunwoody has a plethora of parks and public areas for relaxing.

So, with all the positives of Dunwoody, where do you decide to live???


Dunwoody Village
Also known as Downtown Dunwoody, and is the location of the iconic Dunwoody Farmhouse. This area was typically thought of when one mentioned Dunwoody, previous to incorporation. This happens to be the place where the “Williamsburg-style” architecture originated with the construction of Dunwoody Village shopping center in the 1970’s. Since then, all other construction followed suit in this area, and an architectural overlay district has been set up since. The neighborhoods of Wyntercreek, Wynterhall, Fairfield, Redfield, Withmere, and Mill Glen are on the north side of the district and are newer subdivisions. The south side going toward Georgetown includes older Springfield, Holly Oak, and Cambridge. It also includes the numerous subdivisions along Womack and Vermack roads. The Dunwoody Library, Dunwoody High School, Dunwoody Nature Center, and the Fire Station are also considered part of Downtown.

Perimeter Center
Perimeter Center is the major edge city that has formed around Perimeter Mall. The mall was developed in 1971, with all the office, residential, and commercial development occuring since then. It is a major job center, employing thousands of people each day. It also could be considered the “business district” of Dunwoody. It is also where the Dunwoody (MARTA station) is located.

An older part of Dunwoody, Georgetown was developed in the late 1960’s. It is located near I-285 and borders with unincorporated DeKalb County. It is also one of the reasons the incorporation movement was started, with many new apartments being approved by DeKalb County for the area, even in some single-family residential areas of the district. It contains the subdivisions of Georgetown, Chateau Woods, and North Springs. It is also home to a vacant elementary school that was previously Shallowford Elementary School. Dunwoody’s second Kroger is located in the Georgetown retail district.

This area is on the eastern edge of Dunwoody near Sandy Springs Panhandle. It is marked by All Saints Catholic Church, and its retail district includes a Blockbuster, a Kroger, and an Animal Hospital, to name a few. It includes the subdivisions of Kingsley, Brooke Farm and Cedar Chase.

Winters Chapel
A dated district on the Gwinnett County border, Winters Chapel is ripe for redevelopment. A discount grocery store, an abandoned hardware store and auto mart, a kindergarten, a farmers market, and a rundown strip center (“Dunwoody Point”) dominate the area, along with apartments home to a substantial minority population.

Tilly Mill
This area is home to the Dunwoody campus of Georgia Perimeter College. It is also the location of the Marcus Jewish Community Center, a synagogue, and a significant Jewish population.

Brook Run/North Peachtree/North Shallowford
This ambiguous area cannot be claimed by any of the aforementioned districts, and has yet to develop its own name and identity. Dunwoody North, Shendoah Estates, and Dunwoody Trails are all located in this area. Brook Run park and Windwood Hollow park are also both located in this area, as well as a strip center containing the Dunwoody Food Mart, a Rite-Aid, and a laundromat.

There is a game being played in the Atlanta real estate market right now and the players are buyers, sellers, and Atlanta realtors. Many are unaware of its existence and therefore Atlanta homes remain unsold, Atlanta home buyers with the funds to close are not buying, and more Atlanta realtors than ever are pursuing “other careers.” The game I speak of is the PRICE VS. VALUE GAME.

The rules are simple: sellers want price, so their decisions are based on numbers, facts, and very often, emotion—the trump card that is sure to knock all players out of the game. The buyers want value; they want the best possible thing the competition will allow. Let me say that again, THE COMPETITION!!! And, right now, there’s lots of it. So, why is it that the buyer who values competition so much end up paying more for a property than the one selling down the street?? The answer is VALUE. Buyers DO want a good deal, but they also want a property that is able to meet their needs: school district, location, square footage, upgrades, etc. AND are willing to pay more for it if its valuable enough to them. I mean would you buy a pair of shoes that don’t fit just to save a few dollars??

I sell Dunwoody homes, Roswell homes, Sandy Springs homes, and homes throughout the Atlanta area and I sell them fast. How do you ask?? We’ll for one, I don’t take listings, I MARKET properties. With over 10 years experience in marketing, communications and public relations, I GET THE WORD OUT. Real estate isn’t rocket science, but getting your property into the hands of the right target audience, we’ll that takes SKILL. Furthermore, I play the VALUE game and I play it full on. I sell my buyers and/or all potential buyers on the value your home has, not just the price tag. Once buyers see the true value, the price goes away.

Not all agents understand the dynamics of buyers and therefore stick to old routines and tactics to sell homes. Using “Fear” to Drive Profitability in the Atlanta Home Market

“U.S. Housing Market Collapses,” “U.S. Unemployment Rate at Four-Year High,” “Recession….A Reality” are the common headlines we see every day in the United States. With tight credit, unemployment growing, and worries mounting about a potential recession, Americans are in a constant state of panic. While most of us let the media navigate our plans and keep us paralyzed, there’s a whole movement of people capitalizing on the benefits of buying Atlanta homes and using “fear” to drive profitability.

See, fear has become an excuse for many people to not do anything and the smart ones are using “the fearees” lack of education to set themselves up! That’s right FEAR = MONEY for those who chose to act on these historically-low housing prices. There has never been a better time to buy Atlanta real estate and despite what the media says, the market is NOT AS BAD as they make it out to be. More and more I am finding that my buyers’ first choice has been snatched up while they were searching around “just to make sure they were getting the right one.” I’ve been put into bidding wars two times in the last month alone. All this is telling me is that the market is coming back and just as it fell off gradually and then suddenly, it will come back gradually and then very suddenly.

Some areas haven’t seen the effects as much as others including Dunwoody homes, Sandy Springs homes, Roswell homes and Brookhaven homes. Because there isn’t much to fear about owning real estate inside the perimeter–rather the fear of not buying in those areas tends to be the real driver.

What you don’t seem to hear from the media are all the statistics in favor of the Atlanta Housing Market. For example, Georgia ranks 5th among the best states for business in the new The Best States for Business rankings. The state of Georgia, especially the Atlanta area, has an unmatched transportation network, a favorable business tax environment and a well-trained work force.  Where there is a successful business environment, there is a strong housing market.  With low prices, available incentives, and a great selection of new homes, now is the time to buy.

So stop being a scaredy cat and start capitalizing on fear during the biggest discount sales events the housing market has ever seen….I double dog dare you!
